Privacy Policy

Effective Date: April 21, 2026

1. Introduction

 

This privacy policy (this “Policy”) describes the practices of Altura Management, Inc. (“Altura”) for collecting, using, retaining, and disclosing information about visitors to alturapc.com (the “Site”). Use of the Site constitutes acceptance of this Policy.

Altura may amend this Policy from time to time. The Effective Date shown above is the date the current version took effect. Continued use of the Site after an amendment constitutes acceptance of the amended Policy.

2. Scope

This Policy applies to Personal Information that Altura collects through the Site. It does not apply to (a) information that Altura collects through other channels, including property-management software, telephone, and paper forms, or (b) third-party websites linked from the Site.

3. Personal Information Altura Collects

Personal Information” means information that identifies, relates to, describes, is reasonably capable of being associated with, or could reasonably be linked, directly or indirectly, with a particular person or household, as defined in Cal. Civ. Code § 1798.140(v). It does not include publicly available information, deidentified information, or aggregate information.

Altura collects the following categories of Personal Information, classified by reference to the categories in Cal. Civ. Code § 1798.140 and the California Customer Records statute (Cal. Civ. Code § 1798.80(e)):

(a)    Identifiers — first name, last name, postal address, email address, telephone number, and Internet Protocol address.

(b)    California Customer Records — the information in Section 3(a) and, if you submit a rental application, Social Security number, driver’s license number, date of birth, employment history, income, bank-account information, and rental history.

(c)    Commercial Information — records of services that you have requested or considered, including information submitted on a maintenance request form.

(d)    Internet or Similar Network Activity — browser type, device type, operating system, pages visited, referring URL, and time of visit.

Altura does not collect the following categories of Personal Information defined in Cal. Civ. Code § 1798.140: protected-classification characteristics, biometric information, precise geolocation data, sensory data, professional or employment-related information, non-public education information, or inferences drawn from Personal Information.

Sensitive Personal Information

Social Security number, driver’s license number, and bank-account information each constitute “Sensitive Personal Information” under Cal. Civ. Code § 1798.140(ae). Altura collects Sensitive Personal Information only in connection with a rental application and uses it only for the purposes permitted by Cal. Civ. Code § 1798.121(a) and 11 C.C.R. § 7027(m), including evaluating the application, verifying identity, complying with law, detecting fraud, and securing the Site. Altura does not use Sensitive Personal Information to infer characteristics about you.

4. Sources of Personal Information

Altura collects Personal Information from three sources:

(a)    directly from you, through forms and messages you submit on the Site;

(b)    automatically from your browser or device when you access the Site; and

(c)    from service providers that support the Site, including the hosting platform and tenant-screening services engaged in connection with a rental application.

5. Purposes for Which Altura Uses Personal Information

Altura uses Personal Information for the following business purposes:

(a)    responding to inquiries submitted through the contact form;

(b)    evaluating rental applications and communicating with applicants about prospective tenancies;

(c)    processing maintenance requests and coordinating service with vendors;

(d)    directing tenants to the online payment portal hosted by Rent Manager;

(e)    operating, securing, and improving the Site, including defending against fraud, unauthorized access, and misuse;

(f)    complying with legal obligations and responding to lawful requests from government authorities; and

(g)    enforcing Altura’s rights under any agreement between you and Altura.

 

Altura does not use Personal Information for cross-context behavioral advertising, profiling, or automated decisions producing legal or similarly significant effects.

6. Disclosure of Personal Information

Altura discloses Personal Information only as follows:

(a)    Service Providers — to vendors that process Personal Information on Altura’s behalf under written contracts requiring each vendor to use the information only for the services specified. Current service-provider categories are (i) website hosting and built-in analytics (Wix.com, Inc.), (ii) property-management software (London Computer Systems, Inc., publisher of Rent Manager), and (iii) tenant-screening services engaged in connection with a rental application.

(b)    Payment Processors — Altura does not receive payment-card or bank-account information through the Site. Payments are processed by Rent Manager and its payment processors, whose own privacy practices govern that processing.

(c)    Legal and Safety — in response to a subpoena, court order, or other legal process, or if Altura believes in good faith that disclosure is necessary to (i) comply with law, (ii) protect the rights, property, or safety of Altura, its tenants, or the public, or (iii) detect, prevent, or respond to fraud or misuse.

(d)    Corporate Transactions — to a successor entity in a merger, acquisition, reorganization, or sale of assets, subject to this Policy or a substantially similar successor policy.

All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Altura does not sell Personal Information and does not share Personal Information for cross-context behavioral advertising, as those terms are defined in Cal. Civ. Code § 1798.140.

 

In the 12 months preceding the Effective Date, Altura has disclosed Personal Information in the categories described in Section 3(a)–(d) to the service-provider and legal-and-safety recipients described in this Section 6.

7. Retention

Altura retains Personal Information only as long as reasonably necessary for the purpose for which it was collected, subject to any longer period required by law. Retention periods by category are as follows:

(a)    contact-form inquiries — 2 years after the date of the inquiry;

(b)    rental applications — 4 years after the application is approved, denied, or withdrawn, or if the application resulted in a tenancy, 4 years after the tenancy ends, whichever is later;

(c)    maintenance requests — 4 years after the work order is closed, or 4 years after the tenancy to which the work order relates ends, whichever is later;

(d)    server logs and Site-usage data — 13 months; and

(e)    records required to be retained by law — for the period required by the applicable law.

8. California Privacy Rights

If you are a California resident, Cal. Civ. Code § 1798.100 et seq. (the California Consumer Privacy Act, as amended by the California Privacy Rights Act—together, the “CCPA”) grants you the following rights with respect to your Personal Information:

(a)    Right to Know — to request (i) the categories of Personal Information Altura has collected about you, (ii) the categories of sources from which it was collected, (iii) the business or commercial purpose for collecting it, (iv) the categories of third parties to whom Altura has disclosed it, and (v) the specific pieces of Personal Information Altura holds about you.

(b)    Right to Delete — to request deletion of Personal Information Altura has collected from you, subject to the exceptions in Cal. Civ. Code § 1798.105(d).

(c)    Right to Correct — to request correction of inaccurate Personal Information Altura holds about you, under Cal. Civ. Code § 1798.106.

(d)    Right to Opt Out of Sale or Sharing — Altura does not sell or share Personal Information, so no opt-out mechanism is required. Altura treats a Global Privacy Control signal as a request to opt out of any future sale or sharing.

(e)    Right to Limit Use of Sensitive Personal Information — to require that Altura limit use of Sensitive Personal Information to the purposes listed in Cal. Civ. Code § 1798.121(a). Altura already limits Sensitive Personal Information to those purposes, so no opt-out mechanism is required.

(f)    Right to Non-Discrimination — Altura will not deny goods or services, charge different prices, or provide a different level of quality because you exercised a right under the CCPA.

 

How to Submit a Request

You may submit a request by either method:

(a)    email to info@alturapc.com with the subject line “CCPA Request”; or

(b)    mail to Altura Management, Inc., Attn: Privacy, 9831 Channel Road, Lakeside, CA 92040.

Verification

Before responding to a request to know, delete, or correct, Altura will verify your identity. Verification may require you to provide information that matches information Altura already holds about you. Altura will use verification information only to verify identity and will not retain it for any other purpose.

Authorized Agents

An authorized agent may submit a request on your behalf. Altura may require (a) written authorization signed by you, or a power of attorney executed under California Probate Code §§ 4000–4465, and (b) direct verification of your identity, unless a valid power of attorney has been provided.

Response Time

Altura will confirm receipt of a request within 10 business days and will respond within 45 calendar days after receipt. If Altura needs additional time, Altura will notify you and may extend the response period by an additional 45 calendar days. Altura does not charge a fee for a verifiable consumer request unless the request is manifestly unfounded or excessive.

Lookback Period

A response to a request to know covers the 12-month period preceding the request.

9. California “Shine the Light” Disclosure

 

Cal. Civ. Code § 1798.83 permits a California resident to request once per calendar year a list of the categories of personal information, if any, that Altura has disclosed to third parties for those third parties’ direct marketing in the preceding calendar year. Altura does not disclose Personal Information for third parties’ direct marketing, so the response to any Shine the Light request will be “none.” A resident may submit a Shine the Light request using the methods in Section 8.

10. Cookies and Analytics

 

The Site uses cookies and similar technologies that (a) are necessary to operate the Site and (b) are part of the hosting platform’s built-in analytics provided by Wix.com, Inc. The Site does not use advertising, retargeting, or cross-site-tracking cookies. You may configure your browser to block or delete cookies, although doing so may impair Site functionality.

11. Global Privacy Control and Do Not Track

 

Altura treats a Global Privacy Control signal as a request under Section 8. The Site does not respond to browser “Do Not Track” signals because no uniform standard exists for their interpretation.

12. Security

 

Altura uses administrative, technical, and physical safeguards reasonably designed to protect Personal Information against unauthorized access, use, and disclosure. No method of electronic transmission or storage is absolutely secure, and Altura does not guarantee that Personal Information will be immune from breach.

13. Links to Other Websites

 

The Site may link to third-party websites. This Policy does not apply to those websites, and Altura is not responsible for their privacy practices.

14. Minors

 

The Site is not directed to individuals under 16, and Altura does not knowingly collect Personal Information from individuals under 16. If Altura learns that it has collected Personal Information from an individual under 16 without parental consent, Altura will delete the information. A parent or guardian who believes Altura has collected that information may contact Altura using the methods in Section 15.
